A 12 acre technology park development in a 10 year joint venture with Peterhouse College Cambridge

When a major research company pulled out of a proposed development with Peterhouse, the College was left with a highly restrictive planning consent for a 12 acre site within the Cambridge green-belt. As a result it was unsure of its next step.

Churchmanor was selected by the College to find a solution.

Our understanding of the sensitive planning issues enabled us to convince the local planning authority of the merits of our masterplan design for four architecturally significant research and development buildings to be set within a densely landscaped environment.

Our imaginative development proposals attracted pre-lettings to two major public companies and a Government research establishment. In addition, we provided innovative funding for the occupiers’ laboratory fitouts.
Where there was once a potentially lost opportunity, Churchmanor helped Peterhouse to unlock the value in its land.

Peterhouse now enjoys a growing stream of income from its geared ground lease investment in the park. With skill and tenacity, Churchmanor has created a landmark development that at one time had appeared a lost opportunity for the College. The College has been delighted with the results and the trust we placed in Churchmanor through our joint venture has been rewarded.
